First, if the property is being sold on the open market, the seller must provide a Home Report, which includes a detailed property valuation, condition survey, and energy efficiency report. This report is essential because lenders rely on its valuation when considering your mortgage application. Before applying, you’ll usually get a Mortgage in Principle from a lender, which gives you an indication of how much you can borrow based on your financial situation, helping you understand your budge
Step 2: Conclusion of Missives
Second, once you find a property, you submit a formal written offer through your solicitor. In Scotland, the buyer and seller enter into a legally binding contract known as the missives. Once all the terms are agreed, the missives are concluded and the contract becomes legally binding.
Step 3: Submit your Mortgage Application
Third, with missives agreed, you make your full mortgage application. Step 2 and 3 can happen interchangeably depending on your scenario.
