Buying a home in Scotland involves some distinctive steps, and understanding these can help you navigate the mortgage process smoothly, and helps ensure your mortgage journey is efficient and aligned with lender and solicitor expectations.

Step 1: Home Reports & Affordability Checks

First, if the property is being sold on the open market, the seller must provide a Home Report, which includes a detailed property valuation, condition survey, and energy efficiency report. This report is essential because lenders rely on its valuation when considering your mortgage application. Before applying, you’ll usually get a Mortgage in Principle from a lender, which gives you an indication of how much you can borrow based on your financial situation, helping you understand your budge

Step 2: Conclusion of Missives

Second, once you find a property, you submit a formal written offer through your solicitor. In Scotland, the buyer and seller enter into a legally binding contract known as the missives. Once all the terms are agreed, the missives are concluded and the contract becomes legally binding.

Step 3: Submit your Mortgage Application

Third, with missives agreed, you make your full mortgage application. Step 2 and 3 can happen interchangeably depending on your scenario. Most lenders will use the Home Report’s valuation for property assessment and may request an additional valuation survey if needed. Your offer timing must align with the legal process, so the mortgage offer and contract conclusion should happen closely together.

Step 4: Receive your Formal Mortgage Offer

Step 5: Standard Security

Finally, on the agreed completion date, the mortgage funds are transferred to your solicitor, and ownership of the property is transferred to you. The lender secures the mortgage via a Standard Security registered against your property at the Registers of Scotland. Mortgage repayments begin according to your agreement, and it’s vital to keep up payments to avoid repossession risks.
