This does not mean a new-build flat is automatically a poor purchase. It does mean that the individual development, purchase price, service charge, lease, lender criteria and comparable properties available to a valuer need careful consideration.

The scale becomes clearer when you look at individual developments.

Battersea Power Station has already delivered more than 2,200 homes across the first four phases of its 42-acre regeneration. The developer says approximately half of the neighbourhood has been delivered so far, meaning significant development remains.

Ram Quarter, on the former Young’s Brewery site in Wandsworth Town, has planning permission for 661 residential units, including buildings ranging from two to 12 storeys and a 36-storey tower.

Riverside Quarter has delivered 751 apartments across ten buildings on its 10-acre riverside site, including 554 private and 197 affordable apartments.

Wandsworth Mills is adding another 383 homes, including the Artisan Tower at ground floor plus 34 levels, alongside lower-rise apartment buildings and converted listed properties.

And these developments sit within a much larger programme of housing delivery around Nine Elms, Battersea, Wandsworth Town and the River Thames.

What does all this new-build development mean for Wandsworth flat owners?

A large supply of apartments does not automatically cause property prices to fall, and different parts of Wandsworth can perform very differently.

However, the number of broadly comparable flats available within a development or surrounding area can become relevant when a property is being valued, sold or remortgaged.

A lender’s valuer may look at recent comparable transactions rather than simply the price originally paid for a new-build property. That can become particularly important where several similar apartments are available for sale at the same time.

Official ONS and HM Land Registry figures show that Wandsworth flats and maisonettes fell 6.9% in value in the year to May 2026, compared with a 4.2% fall for terraced properties in the borough.

That does not prove that new-build development caused the fall. Mortgage rates, affordability, buyer demand, service charges, leasehold costs, building-safety considerations and wider London market conditions can all influence values.

What it does show is that Wandsworth’s apartment market should not be treated as a simple extension of its house market.

  • Lease terms and ground rent: these can affect lender acceptance and future saleability.
  • Building construction and height: lender criteria can vary for high-rise and larger apartment developments.
  • Building safety documentation: some properties may require additional information depending on the building.
  • New-build mortgage criteria: lenders can apply different maximum loan-to-value limits and criteria to newly built flats.
  • Mortgage offer validity: completion dates on properties still under construction need to work with the lender’s mortgage-offer period.
