Before buying a property, it is important to understand the condition of the home you are purchasing. A mortgage valuation is mainly for the lender but it is not the same as a detailed survey for you as the buyer.

GOTO Surveys can help arrange property surveys, including Home Survey Level 2 and Home Survey Level 3 reports. These reports can help identify potential issues before you commit fully to the purchase.

Energy Performance Certificates

EPC Provider

An Energy Performance Certificate, often known as an EPC, shows how energy efficient a property is.

You may need an EPC if you are selling a property, letting a property, buying a rental property, or reviewing the energy rating of your home.

An EPC usually includes:

  • Estimated energy usage

Do I have to use these companies?

No, absolutely not, you can use whichever services you want to. These are optional services that we know and trust. You are free to choose any provider you prefer.

Will using one of these companies improve my mortgage application?

No, not necessarily. However, in certain circumstances these are very important and other services just may help you prepare more effectively. For example, checking your credit report may help identify issues before applying for a mortgage.

Is a mortgage valuation the same as a survey?

No. A mortgage valuation is carried out for the lender’s benefit. A property survey is designed to give you more information about the condition of the property you are buying.

Should I check my credit file before applying for a mortgage?

Do I need an EPC?
